Personal information provided to Conon Brae will not be shared with any third party.

Making a Booking

You must be 18 years or over to book accommodation at Conon Brae.

A deposit of 25% of the rental value is payable either via direct bank transfer or debit/credit card to confirm the booking. Booking deposits are non-refundable in the event of cancellation by you, unless cancellation is confirmed more than 6 months before any start date. It is strongly recommended that you are protected by holiday/travel insurance.

Any balance payments are due to be paid 8 weeks prior to your arrival. Balance payments, except for the Good Housekeeping deposit element of that payment, are non-refundable in the event of cancellation by you, unless cancellation is confirmed, in writing, more than 8 weeks before your holiday start date.

Bookings made within 8 weeks of arrival date are payable in full at the time of booking confirmation.

Telephone bookings and email enquiries will be held for 10 days pending cleared receipt of the booking deposit, failing which, after 10 days, the provisional booking will be cancelled.

All bookings are provisional until confirmed in writing and booking deposits paid.

When you submit a booking enquiry via our online reservation system you will receive a reply by email to the email address you provide on the booking form. This does not form a contract between us. A contract shall only arise when your booking is subsequently confirmed in writing and the booking deposit paid. Please check this carefully for accuracy and let us know if there are any discrepancies.

Good Housekeeping Deposits

Conon Brae Holiday homes will charge a good housekeeping deposit of £200 in the case of both No.1 and No.3 Torgorm Cottage and £500 in the case of New Lodge. This deposit is there to ensure that no excess cleaning is required at the end of your stay and to cover any breakages which may occur during your stay. If applicable any loss or damage costs will be deducted from your good housekeeping deposit and the balance refunded to you within 10 days of the end of your stay. If any loss or damage should exceed the good housekeeping deposit payment, Conon Brae reserves the right to automatically charge you for any excess. We prefer the good housekeeping deposit to be paid with final balance or at the very latest, 28 days prior to arrival.

Payment Details

Our preferred method of payment is by bank transfer. Details of which will be on your booking confirmation email. Alternatively you can pay by debit or credit card by telephoning the office on Tuesday, Wednesday or Thursday between 10am and 3pm. Cheque payments are also accepted, but bookings remain provisional and balances remain unpaid until cheques have cleared. Please ensure that you have sufficient funds available to cover your cheque as Conon Brae will charge you £50 to cover the costs for any returned cheques.

Your Holiday Home

Your holiday home will be available from 4pm on the day of arrival, and must be vacated by 10am on the day of departure, unless previously agreed otherwise between you and Conon Brae.

You agree to keep the holiday home clean and tidy and leave it in a similar condition to that when you arrived. Any damages must be reported to Conon Brae prior to departure. Any property left in an excessively dirty or inappropriate manner may result in an additional cleaning surcharge, which will be deducted from your refundable good housekeeping deposit. We can offer a mid-stay cleaning service free of charge ( where requested ) for bookings of 12 days or more.

Each property is supplied with its own bed linen and towels. If a booking is in for 14 days or more we will provide fresh linen at the end of the first week ( where requested ). If changes of linen are requested out with the above time period the following charges will apply :

Super king bed £17.00 per bed
King size bed £16.00 per bed
Single bed £10.00 per bed
Bath towels £3.00 per towel
Hand towels £2.50 per towel
Bath mats £2.50 per mat

The number of guests per property must never exceed the maximum stated capacity specified for your property.

We can provide travel cots and high chairs, if requested. However, we cannot be held liable for any failings of either. If clients are concerned about the safety of either the travel cot or high chair they must get in touch with Conon Brae immediately and not use them. Any use of either is entirely at the clients own risk.

Pets

Dogs are the only pets allowed on the premises. No other kinds of pets are permitted. Guests must declare that they wish to bring a dog at the time of booking and pay the surcharge, currently £20 per dog. There is a limit to the number of dogs per property. Details, if required, can be provided at the time of booking.

As Conon Brae is a working farm there are sheep, wild deer, cattle and other livestock and animals around the properties. It is the responsibility of the dog owners to keep their dog under control at all times. Should a guest fail to do so and have been warned about a dog that has been causing a nuisance, they could be asked to vacate their property and, in such circumstances, no refund for an unexpired part of their stay will be refunded. Any injury or death caused by a guest’s dog to any person, other dog, or stock animal is the responsibility of the dog owner. Please also ensure that any garden area is cleared of any dog fouling before you vacate the property.

Dogs are not allowed on the furniture or beds in any property.

Smoking and Vaping

Smoking and vaping are not permitted in any of the holiday properties. You can smoke outside the properties but please do not leave cigarette butts on the ground outside.

Cancellation

If you need to cancel your reservation for any reason please advise Conon Brae in writing.

We strongly advise that you take out holiday/travel insurance to cover the costs of deposits and balance payments made where cancellation is within 8 weeks of arrival.

If you cancel your reservation more than 8 weeks before arrival Conon Brae but less than 6 months before your intended arrival your deposit will be forfeited. Cancellation less than 8 weeks before your intended arrival date will mean forfeiture of both the deposit and balance payments. Should we manage to re-let the property we will refund you in full minus an administration charge of £60 per booking.

Availability

Each booking is made in good faith and with the belief that the property booked will be available to you on the date stated. If, for any reason, due to circumstances out with Conon Brae’s control, the property is not available, we may be unable to provide you with alternative accommodation. In the event of this happening both the deposit and balance payment will be refunded in full to you.

Extraordinary circumstances during your stay

Conon Brae accept no liability for events during your stay totally beyond our control e.g. destruction of property due to flood, fire, earthquakes or acts of nature; or that the property becomes uninhabitable due to irreparable damage or on the grounds of Health and Safety issues that could not have reasonably been foreseen. In such circumstances any refunds or alternatives will be at the discretion of Conon Brae.

Use of this site

Conon Brae Holiday Homes reserves the right to change these Terms and conditions at any time by posting the changes on line. Your continued use of this site after changes are posted constitutes your acceptance of this agreement as modified.

You agree to use this site only for lawful purposes, and in a manner which does not infringe the rights, or restrict, or inhibit the use and enjoyment of the site by any third party.

Copyright restrictions:

Commercial use or publication of all or any item displayed is strictly prohibited without prior authorization from Conon Brae Holiday Homes. Nothing contained herein shall be construed as conferring any licence by Conon Brae Holiday Homes to use any item displayed.
Documents may be copied for personal use only on the condition that copyright and source indications are also copied, no modifications are made and the document is copied entirely.

Conon Brae Holiday Homes accepts no responsibility for the content of external internet sites. If these Terms and Conditions are not accepted in full, the use of this site must be terminated immediately.
